There is a particular grant in my area in which I had inquired about and was told that NACA doesn’t work with this grant. However I did some research and saw that Banf of America in the city I plan to purchase in, is an approved lender with this grant. The grant is a forgivable loan that is forgiven after 10 years. Since Bank of America is the one funding the loans, shouldn’t I be able to use the grant?
I come to the forum often looking for this answer. I haven’t seen anyone who actually talked about successfully combining grants with NACA…

Hello Klewis,
With the NACA program, you are allowed to negotiate your best price of course as in any other home buying situation. On the surface, the program to which you refer would be acceptable. However, you need to make sure the program does not require a specific lender, place an additional lien on the home or place any other restriction on the purchase that would conflict with the NACA loan.
The majority of down payment assistance programs are compatible with NACA and are an excellent source of funding to buy down your interest rate. Make sure there are no conflicts as sebryner noted. Even programs that start as a five year “forgivable loan” rather than an outright grant are acceptable as long as they subordinate their lien to the NACA “silent second” that enforces the owner occupancy requirement.

My city has a down payment assistance program that is listed on BofA’s brochure. I cannot get anyone at the local Development office to answer my questions before I take the class, so I am taking the class this Saturday. Frustrating because I would rather not sit through six hours if they aren’t going to play ball.
I simply want to know, since I won’t need them (because of the wonderfulness that is NACA) if the funds designed (per their brochure and the city’s website) for closing costs or down payment can be used to buy down the mortgage rate. Or, if that cannot happen, will NACA allow funds to be used as a down payment? (You are unable to input any down payment funds on the mortgage calculator on the naca website).
There are funds out there, and I WANT THEM!
